What, exactly, is the property?
It contains all the information related to the property (type of land, surface area, location, adjoining properties, etc.) as well as aerial and street-level photographs, provided they are available.
Is everything in order?
At a glance, and on just one page, you’ll know whether your purchase is a true opportunity. All aspects will be briefly analysed, and a traffic light will indicate.

Who does it belong to?
This describes the legal aspects that affect the title deed. We analyse the legal property of the asset, as well as information of the owner it is registered to, and whether it is a marketable property.
Can it be sold?
A list of mortgages, encumbrances, foreclosure action notices, easements, forfeitures, taxes or any real rights that can involve limitations on the sale of the property.
Does the property comply with urban planning?

Does the property comply with Spanish regulations on insurance policies?
If you are considering buying off-plan, the amounts that you advance must be guaranteed by means of an insurance policy that enables you to recover your investment in the event of a breach of contract. Likewise, we check that, in the case of properties less than 10 years old, they have taken out insurance on the materials and the execution of the property’s structural elements.
Has a community been created to administer the property?
In properties with common areas or with multiple owners, the law states that a community of neighbours must be created to administer the operation of the same (maintenance of swimming pools, hiring civil liability insurance, cleaning services, etc.). We inform you of the percentage that corresponds to you to participate in rights and obligations.
How much will it cost me to maintain the property?
We carry out an approximate estimate of the cost of maintaining the property depending on the Land Value Tax and the average community costs per square metre in your area.
